This is a list of material and client’s choices, in the construction of a the two storey duplex townhouses in Alto Vista Villas, Noord, Aruba
Client can always upgrade, in which case the cost of upgrading will have to be covered by the client.
We build homes using solid cement blocks covered with cement plaster for both the interior and exterior walls. The size of the bricks is 15 cm (6 inches) thick for most of the walls, except for some interior wall divisions, where 10 cm (4 inches) cement blocks are used.
Included are:
- Private land lot of approximately 231 m2 (2,495 sqft).
- Architectural drawings.
- Building permit.
- Floor and wall tiles (in the kitchen and bathrooms) of your choice up to a maximum of Awg 25.00 ($ 14.00) per square meter.
- Spanish style ceramic roof tiles.
- Ceiling of sheet-rock.
- Aluminum sliding windows, white, grey tinted window with screen, colonial style.
- Two wall closets in the bedroom of choice.
- Kitchen cabinets up to a budget of Awg. 4,000.00 ($ 2,247.19). Client has a choice to work with other contractor, in which case, the Awg. 4,000.00 ($ 2,247.19) will be reimbursed to the client.
- Bathrooms provided with all necessary accessories.
- Septic tank of approx. 9 m³ (nine cubic meters).
- Complete installation of all electrical outlets, exhaust and conduit for gas supply (if necessary) in connection with the washer and dryer use.
- Electrical network installation according to DTI (Government Technical Inspection Department) standards and DTI approval: 110-v connections/outlets according to DTI standards, connections of 220-V for each bedroom and one for living area, in addition of 2 cable and telephone sockets will be provided.
- Energy-efficient electrical water heater.
- Standard water installation and two exterior faucets.
- Solid exterior wooden door and standard hollow interior wooden doors; round, solid, chrome or bronze, exterior door handles: round, hollow, chrome or bronze interior door handles.
- Choice of paint: two choices maximum for interior walls only. Exterior colors in earth color tones, chosen by Cas Bon.
- Complete cement block fence around the premises, except for front-yard.
- Landscaping in the front-yard of the house only.
- Carport and walk way is included.
Excluded are:
- Connection and usage costs related to water, electricity, gas and telecommunication services.
- Connection and usage of gas in connection with cooking gas, the use of gas water heater and/or gas dryer.
- Household appliances, for example, refrigeration, air-condition, etc..
- Furniture.
- All other work that is not included or specified herein or in the house-plan.
Project duration:
Completion of the construction is 130 working days after payment of the “Phase 2”.
Terms of payment:
10% down payment is required for reservation:
The following are the installments:
Phase 1: land cost at notary at the transfer of deed (minus down payment);
Phase 2: upon initiation of the construction, 20%;
Phase 3: before walls are put up, 20%;
Phase 4: before the roof is constructed, 20%;
Phase 5: before the house is plastered, before the walls are finished, floor and wall tiles are placed, before installing windows and wooden doors, and before electrical installation and plumbing work are done, 20%;
Phase 6: before the start of the paint work, installation of the kitchen cabinets, the installation of closets in the bedrooms, 15%;
Phase 7: upon completion, 5%.
